Can you design my building? >

GML Construction has lots of experience in all sectors, both private and public. Our team can create a design for your timber frame construction from scratch or expand your existing design brief.

Will I require Planning Approval? >

Our in-house team can advise and make the planning application for you. If you then decide to place an order for the building, the fee we charge to do this on your behalf will be refunded - all you will need to pay is the local authority Planning Application fee.

Do I need Building Regulation Approval? >

Yes, is the short answer. Let us use our experience to compile the necessary documentation for you. We will also contact Building Control for the necessary inspections and get the Completion Certificate at the handover of your timber frame construction - all you will need to pay is the local authority Building Control fee.

What about the new Disability Discrimination Act? >

The current Building Regulations incorporate all aspects of the DDA. Any specific equipment required for your scheme can be taken into account and we will arrange installation by our specialist mechanical and electrical contractors.

What hidden costs are there? >

We hope that after initial discussions there won’t be any. However there are some aspects of the design that we will not know about until both a site visit and detailed discussions have been carried out e.g. how level the site is, where the drains are, and what the ground conditions are.

What about main services? >

The minimum requirement your site will need is a suitable electricity supply. If you need toilets then water and foul drainage are essential. Alternatively you may wish to use gas to run your heating and hot water instead of electricity if a suitable supply is nearby. But don’t worry - contact us to arrange a site visit and let us advise you.

Who will prepare the foundations for my building? >

Included in our full package are one-metre deep foundations (subject to Building Control approval). However, you may decide to use your own groundworker for the foundations etc. which is not a problem. Should you decide to do this, we can advise you of the reduction in our quotation and also supply drawings for setting out.

How long will it all take? >

That depends on how big the timber frame construction is and any other site constraints, but typically a 200m2 building will take 14 weeks from start to finish on site.

What about Health and Safety? >

Our health and safety record is second to none. We have a comprehensive H&S policy and specialist staff to deal with these plans for your project. We can act as CDM co-ordinator on notifiable projects and deal with the Health & Safety Executive’s requirements, particularly making sure that the F10 notification is logged.

What about the appearance of my building? >

Whatever look you would like, timber frame means virtually any external appearance can be achieved. This could be brick, timber panelling, render, GRP sheeting, UPVc boarding etc. The load-bearing frame can accommodate trussed roofing with plain or concrete tiles; but if you wish, a felted flat roof system can be applied with a 10-year guarantee. Whatever your requirements, anything from single to five storeys, timber frame construction is the answer.

Can I choose my own colour scheme? >

Yes, you can, but we ask that you choose your colour scheme from swatches we will give you for the walls and flooring

What is the lifespan of the building? >

Providing the building is properly maintained, you should expect a lifespan of at least 60 years
